Information For The Prospective Tenant

References

We require a prospective Tenant to complete an application form this supplies us the information we need to apply for references on your behalf. These references include your present employer (and if necessary your previous employer), bank reference, general reference and if applicable a reference from your present Landlord. If you are self employed it will be necessary to obtain a reference from your accountant.

Deposits

To secure a property whilst references are being taken up and the agreement being drafted we require a holding deposite of 2 weeks rent which is deducted from your final balance the day you take occupation of the property. In the event of the Tenancy not being taken up by the Tenant or in the event of references being unsatisfactory this initial deposit will be utilised to cover our costs and expenses in processing your application. No refunds will be given.

Rents and Dilapidations Deposits

When satisfactory references have been obtained the following monies will be required prior to commencement of your tenancy.

  • The first months rent in advance
  • Six weeks rent to be held as a deposit against dilapidations. This is refundable at the termination of the tenancy providing the property is left in a clean and tidy condition. Any damage over and above acceptable 'wear & tear' will be deducted from the deposit. If an Inventory has been compiled then a check out fee is chargeable to the Tenant and is deducted from the deposit. Please note that the sums mentioned above must be cleared funds i.e. bankers draft, building society cheque or cash. PERSONAL CHEQUES ARE NOT ACCEPTABLE. Please note that Stamp duty may be payable if the total rent for the term exceeds £5,000.00.

Utilities

All utilities including water and sewerage rates, council tax, gas, electricity and telephone are payable by the Tenant unless otherwise stated. Even though we write to the relevant utility companies to set up new accounts on the Tenants behalf we strongly advise all Tenants to take meter readings on the day of occupation and to check with the respective authorities that their details are on record.

Insurance

Tenants' possessions are not covered by the Landlord's contents' Insurance policy. We strongly advise ALL Tenants to arrange their own contents insurance as this also covers damage to the Landlords furniture, fixtures and fittings should their be an accident.

Periodic visits If the property is under the management of Alexanders Property Services, it is part of our obligation to the Landlord, as well as being part of the condition of the Tenancy, that periodic visits to the property are made and you will be given adequate notice of any intended property inspection.

Furnished/Unfurnished

Due to various reasons, i.e. fire regulations etc, the majority of rental properties are unfurnished. Included under the description unfurnished you would expect to find carpets, curtains, white good in the kitchen and light fittings. If a property is described as part furnished it can contain any variety of furniture. Fully furnished can include all items of furniture and sometimes cutlery and crockery as well. The extent of the furnishings can be negotiated with the Landlord
